Measured survey.
Laser survey of every room, ceiling heights included; walls probed for load-bearing status before any plan is drawn.

Two plans, one recommendation.
Both options are buildable and priced roughly; we tell you plainly which one we would build and why.

Permit set.
Déclaration préalable or copropriété dossier, drawn and submitted. Two rounds of authority comments handled within the fee.

Tender pack.
Room-by-room descriptive quantities, finish schedule, electrical plan. Three comparable quotes instead of three guesses.
Priced by scope, quoted after the €90 visit.
The entry price covers the smallest apartment in each band with a standard copropriété process. The written quote itemises anything above it.
Do you work outside Lyon?
Within about an hour of the atelier: Caluire, Villeurbanne, Tête d’Or, Oullins, and as far as Vienne. Beyond that we bill travel at the hourly rate, and say so before you commit.
Can you start from a plan another architect drew?
Yes, and it happens often. We re-survey before adopting anyone else’s dimensions; the one time we skipped that step, in 2019, cost a client a staircase. Never again.
What if the permit is refused?
Two rounds of authority comments are inside the fee. A third round, or a redesign forced by refusal, is quoted separately before any new drawing starts — and has happened twice since 2014.
